The recommendation
Take the deal — but only on cash-on-signed-engagement terms, with the LÏEF role explicitly framed as master-planner + storytelling + SABS overlay collaborating with Antonio, not sole designer.
What this means tactically
1 · Restructure the fee
From 50/25/25 ($120K) into 4–6 staged micro-milestones tied to specific deliverables. Use SSD's own upfront-fee concern as the opening — they asked for it. Smaller bites, faster cadence, less risk to both sides.
2 · No work at risk
Cash on signed engagement before pencil hits paper. The DD profile demands it.
3 · No equity-in-lieu, no LÏEF brand on investor decks
Until SSD demonstrates actual capital and actual track record, our brand stays off their fundraising materials.
4 · Position Antonio as the architectural voice
LÏEF as the integrator. Don't fight him — collaborate. Our differentiator is master-planning + buildable-system + storytelling, not who draws the buildings.
5 · Make Edward Lamptey our named technical counterpart
On land + tenure + site data. He's the verifiable Ghanaian on the SSD side.
6 · Insist on Mike's full identity
When his email lands. He's the de facto executive contact.
7 · Start a Hive Earth Studio conversation
As local-partner / earth-finish consultant. Real Accra capability we can build alongside.
8 · The deck is the test
SSD's response to this brief tells us whether they're a developer or a deal-finder.

The one decision Jesse needs to make
Are we willing to do the concept-direction phase as paid pilot work, with the deliberate goal of using it to qualify SSD as a real counterparty before committing the full Phase 2-5 path?
If YES
Restructure the fee, set Mike's email as the trigger, frame the v.4 proposal as "Phase 1.A: Concept Direction" — a $30-50K bite-sized first step with this site as the deliverable. The site itself is the test. SSD's response to it tells us whether they're a developer or a deal-finder.
If NO
Stay polite, send the v.3 proposal as written, let SSD execute or walk. No further work at risk.
